How it works

Every home reaches you the same way.

Verified in person, priced on the registry, and represented by a specialist who knows the building. Here is the method, end to end.

01

For buyers

Five steps from a rumoured rate to a registered home.

1

We find and verify

We track new availability across our covered buildings, then physically visit each home — confirming it exists, is genuinely for sale, and is what the seller claims.

2

We photograph it properly

Our own team shoots each home in natural light, with video and a 3D tour where it helps. No agent phone snaps, no misleading wide angles.

3

We price it on the registry

We compute the registered carpet ₹/ft² from the building's recent IGR transactions and show where this home sits against them — so you know if it is fairly priced before you enquire.

4

We publish the full record

Alongside the home: the building's registered price history, encumbrances, litigation and RERA status. The honest risk picture, in writing.

5

We concierge the deal

A RERA-registered specialist represents you through the viewing, diligence, negotiation, the all-in cost breakdown and registration — start to keys.

02

What you always see

  • The registered carpet ₹/ft² — never super built-up.
  • The all-in cost: stamp duty, registration, society transfer, brokerage and GST, before you commit.
  • The building's verified record: charges, cases and RERA status.
  • Real photography, floor and facing, and the honest downside.

Carpet ₹/ft² = registered consideration ÷ carpet area (IGR Index-II). Prices and records draw from the live IGR feed and MahaRERA on go-live.

03

Common questions

Do you charge buyers a fee?

Standard brokerage is 1% plus GST, shown transparently in the all-in cost before you commit. No hidden charges, no surprise fees at registration.

What does "registered carpet ₹/ft²" actually mean?

It is the price a home actually sold for, as recorded by the government (IGR Index-II), divided by its carpet area — the usable area within your walls. It is the one figure that can't be inflated by "super built-up" loading.

Can I buy from abroad?

Yes. Our NRI Desk handles remote viewings, verification, and the FEMA, TDS and repatriation questions end to end.
